Good to know
A lower rate does not always mean a cheaper loan. A higher processing fee, or a longer tenure, can wipe out the benefit of a small rate cut. Comparing interest plus fees over the full tenure shows the real difference.
When you switch a home loan to another bank (balance transfer), put your current outstanding balance and remaining years in both columns, your current rate in A and the new bank's rate and fee in B. A saving only after many years may not be worth the paperwork.
Floating rates can change during the loan, so the comparison holds only while both rates stay the same. Check the spread over the repo rate, as that part usually stays fixed.
Questions
Which matters more, rate or fee?
Over long loans the rate matters most. For short loans of 1–3 years, a high processing fee can outweigh a small rate difference.
Can I compare different tenures?
Yes. The longer loan will show a lower EMI but usually much higher total interest.
Is a balance transfer worth it?
Usually when the rate gap is at least 0.25%–0.5% and many years remain. Include legal and valuation charges in the fee.
Does it include GST on fees?
No. Add about 18% to the fee percentage if you want to include GST.
Is my data stored?
No. Everything runs in your browser.
