How to use

  1. Enter your net monthly income and any EMIs you already pay.
  2. Set the FOIR; 50% is a typical starting point.
  3. Enter the expected interest rate and tenure to see the maximum loan.

Good to know

Banks cap your total EMIs at a share of income called FOIR (fixed obligations to income ratio), usually 40%–60% of net income and sometimes higher for large salaries. Your affordable EMI is that share minus the EMIs you already pay; the loan is the amount that EMI can repay over the tenure.

A longer tenure raises eligibility because the same EMI repays a larger loan, but it also raises total interest. Closing a small personal loan or credit card EMI before applying can lift your eligibility noticeably.

For home loans the bank also limits the loan to a share of the property value set by RBI: up to 90% for loans up to ₹30 lakh, 80% up to ₹75 lakh and 75% above that. Credit score, age and job stability also matter, so treat this as an estimate.

Questions

What is FOIR?

Fixed obligations to income ratio: the share of your monthly income that goes to EMIs and other fixed dues. Banks use it to decide how big an EMI you can take on.

Does a co-applicant increase eligibility?

Yes. A working spouse or parent as co-applicant adds their income. Add both incomes and both sets of EMIs here.

Which income should I enter?

Use take-home (net) monthly pay. Self-employed borrowers can use average monthly income from recent tax returns.

Why is my bank offering less than this?

Banks also look at credit score, age at the end of the loan, job type and the property value. This tool uses only income and EMIs.

Is my data stored?

No. Your income never leaves your device.
